One of the singular / plural rules..please confirm

1. one of the X(singular/plural) that/which verb(singular/pluaral)
2. only one of the X(singular/plural) that/which verb(singular/plural)
3. the only one of the X(singular/plural) that/which verb(singular)


Can someone confirm whether the rules above are correct please?

One of the substances that tell/tells ?

IMO - One of the Xs that / who singular / plural can be correct. It depends on the context of the sentence. Like in the above example either tell or tells can be used.

Can someone please an example of each case?

1. One of the Xs that/who <plural>
2. One of the Xs <singular>
