In addition to credit and income requirements, many landlords also require that, before or at the time of signing a residential lease, each prospective renter pay not only the first month and last month's rent and a security deposit that is usually equal to one month's rent.

Should be E ...
initially i selected C...but that was blunder ...verb should be singular with that

Hey Vaibhav,

You are not dealing with simply IMO's anymore :) . Jokes apart

It is not only about the IDIOM because other choices too use the correct idiom structure. We have to see the "mood" as well in this sentence. We should explain why 'Pay' is better than 'Pays' here. I hope you get what I mean.

not only ... but also ... - eliminate A B D

Between C and E - use of pays is wrong in subjunctive mood.

E uses pay (base form of the verb) and is right.

many landlords require that each renter pay not only ...
Getting defeated is just a temporary notion, giving it up is what makes it permanent.

When I know a particular rule that i used, i write about it and most of the time i dont know (for sure). Plus in most scenarios u guys give excellent explanations. :)
