Thanks for your response, To your first question - I would argue, yes - it is 'more' difficult to get into schools if you are interested in their 'specialty' For example, a school like Kellogg seems to attract those who are interested in Marketing, therefore you are competiting against a bigger pool...

while rankings are important, dont get too caught up with them, as there are many good schools that have specialities that are superior to higher ranked school (i.e. academic disciplines, regional contacts, industry focus).
