What does comma before "BUT" and No comma before "BUT" imply.
Please explain with respect to below mentioned sentence

If the building's contractor does not agree to repair the damages caused during renovation, we maybe have no choice, but to bring a lawsuit.

is it becoz ... the sentence is of the form x but y
