The only way you can get x^2 - (by)^2 is if you get x+y and x-y, which means 2 out of the 4 options. Using the formula for combinations, we find that there are 6 possible combinations.
n!/r!(n-r)!
4!/2!(4-2)! = 6
Therefore, there is 1/6 chance.
