Hi,
I would highly appreciate is someone could review my Analysis of an Argument and give feedback.
Thank you.
AWA ESSAYS: Analyze Argument
ESSAY QUESTION:
The following appeared in the personal finance section of a popular magazine:
"The average price of an acre of land in the United States is now 50 times what it was in 1970, and nearly 200 times what it was in 1920. The nation's population is projected to keep increasing, even as the amount of land remains constant. Therefore, people who are approaching retirement should invest heavily in real estate in order to ensure their financial security."
Discuss how well reasoned you find this argument. In your discussion be sure to analyze the line of reasoning and the use of evidence in the argument. For example, you may need to consider what questionable assumptions underlie the thinking and what alternative explanations or counterexamples might weaken the conclusion. You can also discuss what sort of evidence would strengthen or refute the argument, what changes in the argument would make it more logically sound, and what, if anything, would help you better evaluate its conclusion.
MY Response
Article in magazine need to provide additional information and timelines of the investment to make it a best investment options.
Real estate market is always used to be termed as safe investment option, but recent economy has proved that the real estate is also prone to failures and disasters. Rising foreclosure activities in current economy have proved that the investment which was once considered as the support for retired folks is now become a bane.
Article suggest that people nearing their retirement should invest in land as its prices will grow, but it do not provide details about what will be the best time to reap the ROI. If the person nearing his retirement invests in the Real estate he may not be able to reap the benefits when he/she is retired, by investing in real estate they might end up locking their earning in the investment for which they will not live to see benefits.
Article also do not provide statistics on the investment and return, If it provides the details of investment range and return range along with timelines it will be helpful to analyze the investment plan.
The land rate when compared to 1920 should also compare the worth of money in that year with the worth of money in todays term.
For example in 1920, one can fill the gas for 30 cents a gallon , now it is around 300 cents, in the same way land rate also would increase but at present the same land cost be comparable to the current worth of Dollar. If the investment was made in 1930 or in 1970 then person retiring 2010 can sell the land and live the rest of his life peacefully, but investing in land when he/she is nearing the retirement will lock down their whole life's earning and will not even give the benefits.
Article should also consider the possible disasters and economic balance as factor on providing required return. It should also provide the option of owning the land , whether it is through installments or by a down payment. In either case how much would be the expense and what should be the income range to own such land.
If Article provides detail about the financial comparison along with ROI and timeline for investment then it might make a claim of how it is beneficial to people who are nearing retirement or it might only be the good option for people who have started their carrier and have plenty of years before retirement.
